The house is located in the heart of the Friulian countryside, at 2 Km from the River Stella Reserve and just a few minutes from Lignano's golden beaches.
It is an ancient farm which dates back to 1764 and it was the former property of the noble Mocenigo family from Venice.
The location itself makes this house the ideal starting point to go and discover Friuli Venezia Giulia.
The House provides a traditional Friulan welcome to those who want to get back to nature at the same time as enjoying all the comforts of a hotel.
An ideal place for those who wish to have their privacy and choose a holiday characterised by slow and relaxing rhythms.

In the house there are some cats.

The B&B offers comfortable apartments with kitchen facilities, wide independent double bedrooms, common spaces for recreation and reading and a large private garden.
In the veranda with a panoramic view, overlooking the vineyards surrounding the property, it is also possible to organize meetings, lessons and seminars.
Special attention is dedicated to the catering services: in the morning, guests can enjoy a very fine breakfast on request in the veranda and book a delicious dinner consisting of the dishes of Friulian gastronomy accompanied by great regional wines.

This farmhouse consists of three apartment with kitchen, a one-room apartment and 2 double bedrooms.
The apartments vary in size between 40 sq. m and 100 sq. m and all have a separate entrance, kitchen, en suite bathroom, air conditioning and TV.
The one-room apartment has a double room, a kitchenette, dining area, living room, private bathroom and bookcase.
The two bedrooms have both separate entrance and en suite bathroom, minibar, TV and air conditioning.
The farmhouse has been refurnished keeping into account the rural building tradition of Friuli on the one hand and following bio-architectonic principles employing non-polluting finishes and treatments on the others.

APPARTAMENTO BABILONIA - from € 140 to € 160
100 square metres of light airy space, an apartment which can accomodate up to 4 people. It has been obtained thanks to the restoration of an old hayloft in the original house, which overlooks the surrounding vineyards and the nice garden.
The living area is spacious and light, the small but practical kitchenette offers a view on the garden. The living room provides a big comfortable sofa-bed (which can be added, on request, for € 40), while in the summer guests can eat in perfect privacy and tranquillity on the balcony.
The romantic sleeping loft is furnished with a walk-in wardrobe, brushed larch-wood floors and a lovely window.
A large private bathroom offers more comfort thanks to its wide built-in shower.
Air conditioning is also available.

APPARTAMENTO BAGDAD - from € 70 to € 90
A romantic 40 sq m flat which can accommodate two people. It is furnished with a large futon bed, laid on a platform of beautiful bleached oak.
The kitchen offers a comfortable dining area, while the private bathroom is equipped with a thermostatic shower.
Stereo TV, CD player and air conditioning are available in the bedroom.

APPARTAMENTO JAVA - from € 80 to € 100
The apartment reminds of the blue colour of the sea and the perfume of the spices described in Marco Polo's words. About 40 square metres, a comfortable apartment for two, with a wide double bed, kitchenette and dining area - it is big enough to add a third single bed.
A deep blue colour characterizes the private bathroom, equipped with a large thermostatic shower. Stereo TV, CD player and air conditioning are available here, too.
Opposite the entrance a quiet and private corner on the wooden gallery has been furnished for guests who can thus enjoy a view on the surrounding garden and vineyards.

This is a gorgeous double room, where the large tester bed, the blue furniture and decoration make it a cosy environment. The modern private bathroom is furnished with a large automatic regulation shower, decorated with a beautiful mosaic. Stereo TV, CD player, mini bar and air conditioning complete this room.

CAMERA SAMARCANDA - from € 70 to € 90
Samarcanda is a large airy double room on the ground floor.
It has no architectural barriers, so it is equipped for disabled guests and it has two private shower bathrooms, air conditioning, a telephone, a stereo TV and a CD player.
An extra single sofa-bed can be added for € 20.
Upon request, an inner door can be unlocked to link this guest room to the Vinegia apartment to accomodate up to 6 people.

MONOLOCALE VINEGIA - from € 120 to € 140
It is a spacious one-room apartment with kitchenette, dining area, living room with a comfortable double sofa-bed (which can be added, on request, for € 40) and a bookcase to divide the relaxation area from the double bedroom.
The large private bathroom is equipped with thermostatic shower, divided into shower and damp room.
The apartment has air conditioning, a telephone, a stereo TV and a CD player.
Since it has no architectural barrier, it is the ideal lodging for anyone with limited moving ability. VINEGIA can be directly connected to the next-door room, thus becoming a large apartment with two double rooms, three bathrooms and a kitchen to accommodate 6 people.
